Tested their Tasties-1Yeeow!  This cold snap has really got us all running for cover—especially with the wind continuing to blow.  I think it’s actually starting to die down, so perhaps it did decide to lazily quit as the sun went down.  Having several quick stops to make, I couldn’t bring myself to shutting my car off and coming back to a cold vehicle about ten minutes later, so I left it running both times.  It certainly is time for us to dig out our long underwear.

I was paid an unexpected visit at my office by a young man looking for work. Of course I turned into twenty questions as I normally do when strangers arrive.  I’d guessed him to be in his early twenties, but later discoverd he’s only seventeen.  I said to him, “How is it you ended up in Mason City?”  He said he and his girlfriend decided to move here.  I understand she has a job, but he hasn’t and winter is here.  After piecing together his recent movements, I couldn’t help but wonder what will become of him in later years.   No driver’s license, no high school diploma, no job, no relatives in the area, and above all, not even fully mature. Doing a little checking on my own, I found he’d been in some non-drug related trouble in another city. Even his conversational skills were deeply lacking to where I had ask several questions in a different manner so he would understand.  That’s all I kept thinking after he left was, “He forfeited his youth to become a “man” far too soon to where there will always be a lingering void as he grows older.”  I think he was about as close to being a true example of an inner-city “street kid”  that I’ve personally encountered.  It looks like I’m getting more involved in commercial real estate as each year passes.

There were a number of years where I’d have nearly no commercial sales under my belt, but over these past six years, I’ve grown all the more comfortable with understanding valuations.   I’ve been exceptionally fortunate in pairing up buyers and sellers during these recent times, and so far, they’ve all done well.  My market approach is a little different than most to where I look at what can be, rather than what’s already there.  Location and visibility are exceptionally important, along with understanding traffic patterns.  Some think the busier the street, the more customers to be had.   That’s not always the main ingredient.  If anyone really studied traffic patterns as well as ease of exit and entry, they’d more fully understand.  Without naming the companies, I can say there are those who’ve wished they’d never located where they have simply because of traffic congestion.  I was with clients out on the west side of our City today, and they even noticed how faulty and time consuming some of the intersections and side roads can be during normal business hours.  The “Golden Lane” can sometimes be the “Devils Highway” when trying to get to a business located on a frontage road.

I’ve lunched all three days this week with clients, and happy to say there are three eateries that’ve received great ratings. The Thai Bistro, Wok and Roll, and Taco Tico are all “likes” after we tested their tasties.

Clipper's Effect-1In spite of it being terribly windy and cold today, one of my office listings sold.  I’ve been working with these particular buyers for a very long time; actually too long to admit.  Sometimes these extended processes are meant to be and for good reason.  There are those few buyers in our market that have more specific needs than the average, and living in a smaller market area, the type of homes that are a near fit, don’t arrive on the market that often, and when some of them do, they’re usually over-priced and out of reach.  As chance would have it, the home they purchased was a new listing of mine.

With it being the sixth of December, I’m now doing my countdown on the time left when the sun starts marching back north and the days start growing longer.  You may think me a bit sacrilegious when mentioning how it’s not just the idea of Christmas that makes me happy, but also the fact that the days are starting to grow longer.  It’s no wonder there’ve been a few more negative words being printed and spoken during these cold days and exceptionally long hours of darkness. It’s always to be expected.

It’s not very happy the wind is still blowing after the sun has gone down.  This of course means it’s going to be blowing all night. On the up-side, at least those of you who have pine trees near your home, you’ll almost consider the ocean to be outside your bedroom windows when hearing the wind creating whispers in the pines.  Several of my clients just returned from sun and fun, and I was quick to remind them to wear enough to guard themselves against the chill since they’ve not grown accustomed to our weather.

The office calls were far greater that expected today considering the bitterness outside.  I even had to run over to Clear Lake and show a vacant home that didn’t have any heat or electricity on.  I teasingly said to the buyer, “You know, this is considered Realtor abuse.”  He laughed and said, “I thought all houses that are listed have at least heat and lights provided.”  Unfortunately, he didn’t know it was a bank repo.  While walking thru it and getting a good look and the home’s condition, I couldn’t help but wonder how the previous owner could make un-necessary improvements on it, yet leave important things like shingles get to be so worn and likely leaking.  I’m actually glad it was cold in there because whomever lived there before, had animals, and if it were warm inside, the carpet stains would’ve been giving off a much stronger odor.

I was walking thru a vacated building yesterday with its owner and said, “The tell-tale signs of dysfunction is evident nearly everywhere.  There are holes punched in doors, creepy graffiti painted on some of the walls with self-destructive notes written to the world, little piles of cat litter, cigarette butts, shards of glass, greasy countertops, and sticky door knobs.  While walking out I said to the owner, “If these walls could only talk, there would be volumes of “The Dark Side” stories told.”

A White Christmas

A White ChristmasIt seemed this to be one of those days that went WHOOSH.  Between taking phone calls, presenting offers, showing homes, inspecting others, and doing first of the month accounting, the hours seemed to go by in blinks.

There was an opportunity for me to speak to a 21 year old who is the son of one of my clients about the most recent events that’s been going on in regards to the spreading of falsities all over the social medias.  I was playing the part of the devil’s advocate by asking him relatively simple worldly questions and beginning with, “Did you know…”.  I would say he knew about half of the answers.  It may sound like it was a passing grade, but it wasn’t because the questions were centered around truths I believed everyone should have learned long before being of the age of one and twenty.  I believe it was a bit of a wakeup call for him even without my encouragement to learn and understand more.  I had to laugh when he said, “Your English isn’t like most I’ve heard.”   I then said, “Perhaps it may sound different because I do attempt to choose words which are most appropriate when relaying my ideas or opinions.”  We both got a few more laughs when speaking about the “fill” words many people unknowing use when in conversation.  Perhaps I’ll start writing them down and share with everyone some time this winter.  I’m sure you’ll find them laughable.

It must have also been a day when I was being a bit more frank with my opinions of people to where I said to a businessman today, “You know, I never could understand why that person dis-liked me.”  Before I could wait for a response, I continued by saying, “Oh. Now that I think about it, he didn’t like anyone.”  There was a wink and a simple three word response, “You got it!”  When walking back to my car I thought, “You know Mr. Chodur, it’s good to step back a little farther when passing judgement on those acid-tongued people because they’re most likely treating everyone around them similarly.”  We can all survive living in the midst of venomous snakes as long as we keep a safe distance from their fangs.  The best way to handle them when finding ourselves in their midst, is to slowly back away and never go down their paths again.

Without surprise, I’ve already received two offers on one of my most recent listings.  It’s funny how I can sometimes make the call before a home gets listed.  I told the sellers it’ll likely sell more sooner than later, and it looks like my forecast is going to become a reality.  As long as a home presents itself with its best foot forward, that’s usually all that’s needed to get the job done.   It sounds like we’re going to have a turn for the worse with our weather this week.  I’ve already warned a few people regarding their being appropriately dressed. It’s not so much the cold, but rather those biting winds that can chill bones.  When looking at the above photo, aren’t we all now wanting a white Christmas puppy?

Knowledge vs Ignorance

Knowledge-vs-IgnoranceWaking up to snowfall wasn’t my idea of a pleasant Sunday morning.  I had a few deep suspicions it was going to snow last night, but kept silent in hopes I was only being paranoid.  Oh well, we’ve had our first snow of the season, so now we can officially say we’re in the throws of winter.   Since I couldn’t do anything outside other than shovel, I went back indoors to get more organizing and arranging done.  I did get at least three hours of menial chores in before I had to get changed back to my Realtor clothes and off to my public open house.  I didn’t have as many people at my open as I was hoping, but at least it was placed back at the forefront of the medias via the newspaper and internet.  While I was there, I was visualizing the improvements I would make both on the main floor and in the basement.  One of the very well planned features of the home is the covered private patio that’s located behind the home.  I could see that area being turned into a great place to enjoy the outdoors during our summer months.  One could easily turn that area into a three seasons room by adding just one exterior windowed wall and then removing a window in the dining room and replacing it with a patio door with steps down.  850 – 15th St. SE has endless possibilities for someone looking in the 80K price range.

Some days ago, someone brought up the subject of karma when talking about an unfortunate incident.  I said to him, “Because I’ve been a bit of a passive by-stander in our community for a great many years, I’ve come to be a great believer in karma.”  I went on to encourage him to read a recent book called, “The Soul’s Code”.  Many believe that karma affects just the person who’s doing bad.  “Not so” I say.  I believe it travels about within families to where it even affects their children, and possibly grandchildren depending on the severity of the wrongs that were committed.  Once in conversation with one of my very old relatives a great many years ago, she said, “Sometimes the sins of the mothers and fathers are passed onto the sons and daughters.”  I never forgot those words and was reminded of them over the years while standing at the sidelines and watching the actions within various families.  It’s almost as though some invisible force is driving their proverbial “buses” over their cliffs.

There was an interview with David Remnick who’s the editor of “The New Yorker” that was recently published which I was reading today which brought me fully up to speed in how effective falsities can be spread to millions via the social medias—especially Facebook.  He was giving some examples of how gullible the un-educated public can be duped into believing some of the most outlandish news threads.  Can you believe there were millions who read on Facebook that Pope Francis endorsed a presidential candidate and considered it to be true?  Anyone with even the slightest understanding of the separation of Church and State would know that statement was preposterous.

These past months have really opened my eyes, and hopefully millions of others, to where there are far too many people who’re greatly lacking in truths that’ve been understood for a very long time.  Perhaps our high schools and colleges should begin requiring courses in Knowledge of Reality, so they can make more fact-based judgements when faced with hard decisions.   If a thread shows up on Facebook that the earth is flat and people start believing it, we just might as well throw in the towel because the match between Knowledge vs Ignorance is over.

Christmas by the Lake

Christmas by the Lake-1As I’d expected, there were non-stop visitors at my public open house this afternoon at 50 Winnebago Court.  I’m glad I printed out enough flyers for it because I was down to only one being left by the time I finally closed up at nearly 3:30 PM.  I have a feeling it’s going to get sold by the time the week is out.  I wish the sun would’ve stayed out all day instead of it turning overcast again around noontime.

It may sound like I’m beating a subject to death, but I only wish I had my camera with me when I drove past Central Park on State Street this morning.  Oh my goodness!  You wouldn’t have believed it unless seeing it for yourselves. The sidewalks, the monuments, and everything else under the canopies of the park’s trees were nearly completely covered with crow droppings.  If my afternoon wasn’t so busy, I would’ve taken a photo of it.  It’s a good thing we’re getting rain now, and hopefully enough to wash down that mess caused by those dirtie birdies.  I hope they’re not going to make it a habit of roosting there every night, or we’ll have plenty of people complaining about walking over and possibly slipping or falling.  They REALLY are dirtie black birdies.

850 – 15th St. SE

Considering all the crazy things that are happening in our area as well as the world, I’m getting to the point where I brace myself when reading the dailies.  I’ve also found in recent times too many reporters sensationalizing stories.  There are several in North Iowa who’ve become quite good at it.  The sad part about it is there are people in the general public who really enjoy reading such smack.  Some of it reads similarly to The National Enquirer.  One really can’t help but wonder where the truth ends and the fantasizing begins.  In the old days we used to consider it “Over the fence gossip.”

Since I had a free hour or two, I decided to travel to Clear Lake and attend a religious service.  I happened to get there just before they started.  The setting was pleasant and the pastor made some good points while speaking about the real meaning of Advent.  Afterwards, I did a little driving around their Downtown and noticed the generous crowds enjoying the festival of Christmas by the Lake.  Next year, it’ll be on my radar.

The Birds

The Birds-1Another Holtz Realty sale closed today after a day or two of delays. Hopefully the buyers will now have smooth sailing with their new home from here on out.  The loan officer who was handling it was one I’d never worked with before, and appeared to be a little extra nervous over it all.  It’s always been un-settling for lenders who’ve not worked enough with the general public as well as Realtors. The newness of their jobs, along with their fears of making costly and embarrassing mistakes create rooms full of thick air.  I so badly wanted to say, “Fear not. I normally never bite.”

I’m certainly looking forward to my public open house that I’ll be hosting tomorrow from 1:00 – 3:00 PM located at 50 Winnebago Court.  There’s been a great amount of activity on it already, and its only been on the market four days! It offers a floor plan that I’ve never encountered before in Mason City.  Whomever designed it certainly had a vision for flow and distribution of natural light.  Of course it features my favorite “circle” floor plan between the kitchen, dining, and living room area.  I showed it today to a customer, and in spite of it being a gray and cold day, there were bushels of natural light filling the rooms.  The kitchen and bathrooms have already become the talk of the town, and as we know, they’re usually what either makes or breaks a home’s desirability. 50 Winnebago Court Mason City

I happened to stop over to a dear friend’s home today to drop off a small gift for her and while we were visiting, we ended up on the subject of the “quiet” discrimination that takes place in our business world.  I was quick to say how often I’ve noticed both men and women who’ve been more than qualified to fill positions within a company being passed over for others who had “external” attractions, but absolutely not even close to being as qualified as the ones dismissed.  I witnessed it taking place in a bank I worked at many years ago, and continue to see it today.  I’ll never forget one instance where I actually became vocal over the advancement of someone who wasn’t even close to being qualified, while the one I expected to get raised up, wasn’t.   I said to my “next up” in the chain of command, “You and I both know full well that whomever made that choice was dead wrong!”  The only answer I got was, “It was out of my hands.” Of course being a supervisor at the time, I had to deal with the incompetence of that person who was raised in rank.  Yes, it’s unfortunate to say, but the “glamour” system is still alive and well in Corporate America.

There was quite the sight to beheld as dusk was approaching late this afternoon in our Historic Downtown.  There must have been at least 200 – 300 crows circling Central Park and starting to land in its tall trees.  Believe it or not, there were others perched atop the Principal building waiting for their turn to take flight for their seats for the night.  It was really very creepy!  That flock of black devils was the largest I’ve ever seen in my life!  With all the re-makes of scary movies, I think Mason City would be a great place to film a new version of Alfred Hitchcock’s, “The Birds”.

Token Poseurs

Token Poseurs-1With this morning being the 1st of December, I decided to arrive earlier than normal and get my Christmas tree put together and up at the front of my office window.  I felt guilty over these past two or three Holiday Seasons for not finding time to get it out and up.  It looks as charming as it did the last time it was stationed in its corner.  I hope I get as many compliments on it this year as I did the last time it was being displayed.  I did have to go out and purchase a new timer after finding the one I had went kaputt on me.  So tomorrow morning, I’ll have it set to go on when it starts getting dark.  I’m hoping some of the other business owners in my block will respond in kind by showing off some of their windows for the Holidays.  I’ve been seeing some massive outdoor decorations so far this year.  It’s always nice to see a little extra light and color during these dark and dreary nights.

Another one of my office listings sold today and I’m exceptionally happy for both the buyer and seller.  Since the seller moved out of State, neither he or myself were looking forward to having a vacant home over the wintertime. As I’ve always said, every home has its buyer no matter what condition or price.  With that said, this home found its match because it really has good bones, but needs some heavy duty cosmetics done to it.  I told the seller back when it was listed that I’d likely be the one to sell it because of how much I really like the exterior style and interior floor plan.  I can’t wait to see it after the major cosmetics are completed.  One must always me careful though, because I’ve seen some unfortunate souls take an old house and try to turn it into something that doesn’t befit its original style.  I’m not a purist, but there must always be caution taken when making drastic improvements.  It’s almost like putting a mini skirt outfit on a 90 year old woman and thinking it’s cute and ending up being in very bad taste. Just remember what I said before, “Every age has its beauty.”  So let’s keep bringing out the beauty in every age of our homes and historic buildings.

My work day began with the most delightful client whom I truly enjoying visiting with because of her great understanding of the whole scheme of it all.  I was even given a homemade sweet treat to boot.  Some people are just plain and simply nice.  Just before I quit for the day, another soon to be client called to let me know his home will soon be ready to list.  He’s another one who’s quite reticent with most, but after you get to know him, he possesses a great wealth of insight regarding the ways of today’s world. Before I hung up I said, “It’s so good to hear another’s opinion on where our society is moving, and know there really are others who feel the same way.

I know I’m being wicked again, but I can’t help but make an observation of my own after my last phone call.  I know I’ve spoken about this before, but I really do grow tired of some of the businesses and financial institutions hiring people and possibly encouraging them to being the sorts of “eye candy” for their older and wealthier customers.  And please, I insist it’s not gender oriented.  I’ve seen both young women and men being overly “pretty” when working with the public.  Just lately I’ve noticed excessive swaggering and flaunting—especially in places where little old ladies and men go on a regular basis.  Believe me, it’s all part of the “hype” in being noticed and remembered.  I have an out-of-office appointment tomorrow where there’ll be several token poseurs.  I promise to be the perfect gentleman and remain silent to it all. Confucius says, “He who says much, speaks little.”

The Age of 5G

The-Age-of-5GWe can say “sayonara” to November, and “Hello” to December when starting our day tomorrow.  It was spitting snow early this morning, and while I was driving in the dark to the office, the headlights of my car caused the snow to appear as an undulating wave of white specks.  I was trying to look past them because they were beginning to have a weird visual effect on me.  I can see how people can fall asleep while driving at night during snow storms.  After a while, they create some sort of hypnotic effect on drivers.  At least we got past the month of November without any measurable snow and all I can say is, “Hooray!”

Most of my day was spent getting errands run for clients and customers, as well as checking on a few homes that I have listed that are vacant and the owners are living out of town.  I encourage everyone who’s gone for a day or more to make sure their water is shut off at the meter while they’re away.  I’ve see and heard too many horror stories of what happens to a home with even the smallest of water leaks.  There’s one feature of modern appliances that I absolutely hate, and that is a refrigerator with an ice maker or featuring drinking water.  Those flimsy lines that run from refrigerators to the nearest cold water supplies have failed more than anyone wants to admit.  Even the smallest of leaks in one of those hoses or fittings can be disastrous for flooring, sub-flooring, and finished basements.  Some friends of mine went away for a weekend some years ago and upon their return, discovered their kitchen floor water-logged, along with the drywalled ceiling of their finished basement collapsing from the weight of the water-soaked sheetrock.  Fortunately their insurance covered it, but can you imagine the mess they had to deal with for weeks?  Since then, they refused to purchase a refrigerator that has a water supply going to it.  Most recently, one of my customers discovered a small puddle standing on her bathroom floor. After looking nearly everywhere for the leak on the main floor, she discovered it was coming from a rusted-thru hole in the “p” trap under the sink in the bathroom on the 2nd floor.  Its slow dripping faucet created enough water in that trap which subsequently drizzled onto the cabinet’s base, then under it, and finally managing to find a way to run down along a wall and onto the main floor.  Yes, little problems can, and do create exceptionally large ones in time.  Preventative maintenance is the best bet in dodging future nightmares.

So if you think the future of internet speed has ended with 4G?  Well, think again.  I read an article late today regarding the proposed build-out of two European cities that will have it some time in 2018.  One would think the world is moving fast enough with 4G, but it sounds like it’s more meant for businesses that use cloud computing.  Of course it will be offered to the general public as well, but I still can’t see why everything has to be  all the faster.  Several days ago a business person shared a story about what had happened early one morning when she took her son’s cell phone away from him. She said he acted as though the worst thing had happened to him.  I then said, “Isn’t it interesting how the world has changed?  In our youth, we were happy to have quiet times to ourselves or even possibly reading a good book.”  She nodded and said, “Yes, I’m beginning to wish for the return of quieter and more gentle times.”  We’ll soon be seeing information moving all the faster when the age of 5G arrives.  I’m still happiest when I can relax with a good book on snowy winter’s night.

Mindset of Hoarders

Mindset of HoardersYikes!  This morning’s temperature was a huge swing back to the cold when finding the wind had changed its direction.  The biting north wind can certainly put a chill in the bones of even the most warm-blooded of creatures.  Those steely gray clouds in the west were worrying me a bit in fear they’d be dumping snow or sleet on us.  I know I’m going to be busy again this weekend with more winter prepping.

There seems to be quite a bit of movement these past days with moving trucks and vans. It seems as though, there’s quite a few people changing residences for the normally quiet month of November.  I’m sure part of it has to do with more people deciding to purchase rather than rent.  I have a 2 bedroom 2 bath home that I manage here in Mason City that’ll be available sometime around the end of December.  It’s really quite charming to where I could actually see myself living there.  It has all hardwood floors, a master bathroom, and all appliances are furnished including the washer/dryer.  The rent on it is $650.00 per month but no pets or smokers allowed.  There is a possibility for a pet, but at the discretion of the owner.

For the first time in over a year, I had a sale fall thru due to the buyers being denied a loan.  I was absolutely mortified because that rarely ever happens with me or my office. For me, having to call the owner and relay the bad news, was worse than my being taken out for an old-fashioned beating.  After pulling myself together from this huge let-down, I decided I’m going to be all the more diligent in getting it sold to an iron-clad buyer.  I actually think, I felt worse than the sellers.  I can’t help but blame the lender for not being more transparent as well as timely with the whole transaction.  It seems there are a few mortgage lenders in our area that are shooting from the hip as well as speaking with forked tongues.  The lenders that I’ve worked with a great deal over the years know that I don’t tolerate this type of zig-zagging with buyers.  It becomes too nerve wracking for them and there’s nearly always hard feelings being harbored for months and years to come.

My two most recent listings this week are getting quite a bit of activity and I hope it will continue until they’re both sold.  Those two are stellar, and will make great homes going forward for whomever purchases them.  Please don’t forget another mid-century classic that’s been under the radar which is located at 15 N. Ohio.  Because I like the floor plan of it so well, I’ve actually sketched its floor plan in case I’d ever want to build a new home.  What I really like about it is the amount of natural light it has entering from all directions during the day due to its open design.  Someone’s going to have a real light-filled sanctuary.

One of my dear friends called this afternoon to have a little chat.  We ended up talking about how people who are normally manipulative, are also found to be hoarders.  They hoard materially, monetarily, and mentally.  They can’t seem to get enough because they themselves are empty.  They don’t realize their emptiness is the black hole in their soul/spirits that attempts to pull everything and everyone into it.  Whenever we’ve heard the saying, “The more they get, the more they want.”, really doesn’t relate to just our material world, but rather to every level of our existence.  This is the true mindset of hoarders.

50 Winnebago Court-19It was amazing to find the temperature outside this morning up over 50 degrees.  The southerly wind we had blowing all night last night must’ve brought a great deal of warm air to North Iowa.  I told a customer this afternoon that I hope it stays this way until New Year’s, and then starts warming up.  We certainly didn’t have the really cold snap this November as we did last.  I wonder if there’ll be a repeat of last Winter with the ground not freezing solid again.

I had another exceptionally “soft landing” of a closing this morning on one of my listings.  The buyers are the most delightful people and I’m glad everything worked out for them and the sellers.  Because the home is so well built as well as maintained, I’m confident it will serve them efficiently for a very long time.  One of my long time customers stopped by today to talk about houses, but the subject somehow veered off to family issues she’s having.  She went on to say how her daughter is caught up in a tumultuous relationship with a man who is using her for his own personal gain.  Since her daughter is in her late twenties, out of the house, and has a good job, she feels nearly helpless in pressuring her to boot the bum.  What’s been worrying her the most is seeing her daughter’s personality changing to a point where she’s suffering from bouts of depression.  She also shared other things that’s been going on with them.  I couldn’t help but give my honest opinion of what’s happening because I’ve seen it enough times before.  I looked at her and said, “You’re daughter is likely in a relationship with a psychological vampire.”  She looked a bit puzzled when I said it, but soon heard from me a number of tell-tale signs to look for.  She recognized each and every one I mentioned.  I told her to get online and look for some books regarding her daughter’s problem along with some possible ways to counteract his control over her.  I finished by saying, “Unaddressed it won’t get better—only worse.”

A listing I’ve been waiting for the sellers to call and say, “Let’s get it listed.”, finally called this morning asking when I’d be available.  Believe me, I didn’t waste any time getting it listed because it is one of the most comfortable ranch homes I’ve seen in its price range for a very long time.  There’s absolutely nothing to do other than move into it because the sellers have done it all.  It offers a spanking new upscale kitchen, three bathrooms that have all been re-modeled, new floor coverings, new windows, new paint, gorgeous hardwood floors, and a floor plan that can’t be beat.
