Like a Charming Cottage

I just listed a 2 bedroom home this afternoon which from the time I first saw it about a month or so ago, I was very impressed by the condition as well as the updates that were recently made. It has been owned by the same family for a very long time and I was informed that there were never any inside pets during their ownership. The home is up and away from the hustle and bustle of the city with its location being 1721 N. Delaware Ave. here in Mason City.

Upon my inspection, I found that the home has newer thermo-pane windows, permanent siding, newer furnace with central air, updated circuit breaker wiring, and above all a kitchen that most people would not find in a home unless priced tens of thousands of dollars more than this one. It has a fenced back yard, a newer front porch, and a single garage with opener. The stove and refrigerator stays, along with the stack washer and dryer that is located in one of the bedrooms. The basement is unfinished but good for storage.

What I like so much about this home is the open living/dining room offering more space to arrange furniture. The kitchen is so large, it has a breakfast area with windows to look out while enjoying lunch. Too many times people don’t look at the cost of big ticket items and suddenly realize they’d paid for all the cutesy decorating, but didn’t realize there were necessary updates lurking in those dark shadows people never consider. Indeed not with this home. Yes, the carpet is a bit out of fashion, but the wood floors underneath the carpet would be a wonderful re-finishing project. The kitchen cabinets were custom built a number of years ago, but at least they’re made of real wood and indeed serve their purpose well.

This home is in an estate and priced to sell quickly. I did all the research on values and came up with a listing price that will surely generate buyer interest. I listed it at a value price of $37,500.00 and certainly don’t look for it to be on the market very long simply because it’s in great shape and the mortgage payments on it would be likely half of what one would pay if they would be renting it. Crazy isn’t it? People are paying exorbitant rents for homes that don’t even come close to the maintenance free and cost effectiveness of this home.

I will have the full details posted on-line tomorrow but thought it best to at least get the word out tonight because I rarely have a home come on the market like this that has been so lovingly cared for over the years.
