A Bargain Basement Buy

I was expecting it to be a bit cooler today, but unfortunately it climbed back up into the 80’s which isn’t the most comfortable when working in our concrete, brick and mortar downtown. Those who’re not gardeners, don’t realize that most greenery in our climate zone gets stressed when the temps climb up into the eighties on a daily basis, so if you’re wanting perfect growing weather, ask for mid-70’s in the day coupled with warm nights.

Realtor calls and text messages were coming in from all directions today with requests for showings these coming days for both residential and commercial listings, which I went ahead and set up. I even have two commercial showings scheduled for next Tuesday afternoon, and you can be sure I’ll be doing everything I can to get one of them under contract.

We did get another deep price reduction on 118 N. Federal today, so I can freely announce that it’s now a bargain basement buy at $89,000 which in my mind has upside potential written all over it. When visiting with the seller, it was mentioned that now would be a good time for an investor to purchase it who’ll have more time to work on it over the the winter, just so it would be ready for a grand opening next Spring. That sounds like a plan to me. Just remember, that building was built prior to 1874 which makes it one of the oldest buildings still standing in our historic downtown. Just as a reminder, tonight’s photo is an exterior shot of it. I would personally love to see an all organic sandwich/coffee shop located in that spot.

Part of my day was spent doing some deep research on several homes, along with comparative pricing on existing listings which are still all over the map. Unfortunately we still have lingering mentalities of the pandemic with some of our Realtors, as well as a number of our sellers who think today’s buyers are jumping at just about anything that comes on the market like they were doing at the height of our COVID years. Well, I think it’s time they all come to the realization that the feeding frenzies are over. My gosh! I can’t believe how many homes have hit the market over these past two weeks.  I can’t help mentioning a particular Realtor here in the city, was making a blind assumption that there’d be multiple offers on a new listing that was posted this past Saturday, because ‘they’ decided no offers would be reviewed until today at 5:00 p.m., and I’ll wager there’s not been a single offer submitted on it. Like I said, the pandemic buying is over and we all need to get back to normal.

Another colleague of mine who showed one of my listings last week, sent a text message requesting that I send back an alert if I should happen to get an offer on it in the meantime. Really? I’ve always been of the belief that if a buyer’s interested enough in a property, they should go ahead and make an offer on it instead of waiting for someone else to offer on it which in turn would possibly create a bidding war which I absolutely despise. Whenever I have a buyer interested in a home, I tell them to take all the time they need to think about it, and if they do decide they want it, to not waste a moment’s time getting ahold of me because the more time that passes, the likelihood of someone else purchasing it becomes all the stronger. Yes, it’s the mindset of, ‘If you snooze, you lose.’ Right?

I just happened to read on one of the news clips today that Amazon Prime’s 3 day sales dropped by 41%, which in my mind, is an indication that people are finally waking up to the fact that they don’t need to be doing anymore of their frivolous buying. Whenever out showing occupied homes, I oft times have a jaw-drop when seeing how many clothes the owners have crammed in their closets which they’ve most likely not worn in years. Of course we can blame all the corporate advertising our brains have been bombarded with for decades, which in turn has unknowingly created ‘cultural’ buying which is supposed to make our general public ‘feel’ better.

Tonight’s One-liner is: To be conscious that you are ignorant of the facts, is a great step to knowledge.
