It was a tad bit warmer out this morning in comparison to yesterday, but it was still chilly enough to where I had to turn the heater on in my vehicle while driving to work, but instead of going straight there, I made another stop at Scooter’s which is located where Wells Fargo’s west-side office used to be, and I dare say, they’ve really got their act together when it comes to creating comfortable spaces for people to set a spell and have coffee. I was inside just once, which was enough for me to give them my great gold star of approval. Believe it or not, a small cup of black coffee is only $1.07 at their drive-thru window. Now where in Mason City can you get a cup even close to being that low in price? There’s no doubt people need to get the word out because their prices are low and the fresh coffee they’re serving is darned good. It’s no wonder we’re seeing more of their coffee shops popping up all over the Midwest.
I spent my early hours at office getting prepared for my new listing located at 319 S. Lincoln in Sheffield, and fortunately I did manage to have all the docs fully prepared before I arrived there at the hour of ten.
When I pulled up, one of the sellers was already there waiting for me, so I went ahead and gave the home a good looking-over before the other title holders arrived, and believe me, now that the bulk of the furniture is out of the home, it was looking all the more marketable.
Once all the sellers were there, I went ahead and had them sign my packet of documents, and the proceeded to get notes jotted down, measurements taken, and a good number of photo shots of the inside and out, which prompted me post the exterior shot as tonight’s main photo, and if you click on it, your private slide-show of the home will begin.
I won’t be disseminating it out into the cyber-universe until early tomorrow morning, which is why I’m now sharing many of its particulars with you tonight, and they are as follows:
First of all, it happens to be a one-owner home which was built in 1984, and meticulously cared-for ever since. It offers three roomy bedrooms, 2 baths and one of the happens to be the master bath, a dedicated 1st floor laundry room which includes a newer freezer that stays, a main floor family room that faces the rear yard which would be a fantastic sitting area to have your morning coffee while watching the sun rise. The open kitchen/dining area is larger that what you’d normally find with all the appliances included. The attached garage is noticeably wider and longer than most, which would certainly offer all the more space for storage. You’ll be very surprised to find the basement appearing to be bone dry and definitely a ‘blank canvas’ for additional living areas. With the home being located on the edge of town, you’ll certainly get the ‘feel’ of the country, and since the lot size is larger than most, there’s more than enough area to have flower gardens, grow veggies, or a backyard play area for children.
Since we have it aggressively priced at $229,500 which in my mind, is a great value for anyone looking for a home offering over 1,700 square feet on the main floor. My gosh! You gotta remember the cost of construction in these times, and I know for a fact, you’d spend upwards of $600K to have a home built with similar square footage.
If you know Sheffield as well as I do, pretty much all of their move-in condition homes get sold right out of the gates, and likely because of Sukup Manufacturing and the town’s close proximity to Mason City, so if you our anyone you know is the least bit interested in making a housing change, please have them give me a call.
The following link happens to be an article I read several days ago which came as no surprise to me when reading it, as I’ve said for years that Iowa will more than likely become a popular place for seniors, which is why I still don’t understand why our city government isn’t focusing more on senior living instead of encouraging the build-out of those ticky-tacky apartment houses. I mentioned several days ago that our Community Development Director, along with our Director of Planning and Zoning, must be suffering from chronic cases of apartmentitis. Well, when you stop and think about it, one of them has likely never owned a home, and the other has bounced around the Midwest until latching onto a job here. Oh well, in time, and with a good helping of karma, there’ll be some better changes taking place in the near future. The carnies are back in town again for Band Festival, which prompted the blocking-off of streets in our downtown, and every time I see those rickety old rides they always have set up in the parking lot next to City Hall, I keep thinking, there’s no way in ‘yell’ I’d allow any young children to go flopping around in those rusty antiques. Come tomorrow morning, you can be sure I’ll be out picking up trash at the front and rear of my office, and likely continue every morning until Tuesday arrives.
