The light rain we had this morning wasn’t even measurable, but of course it made this overly-warm day the more unbearable whenever outdoors, along with the black gnats being out in full-force. As of right now, I’d say this past summer has been the most uncomfortable one I’ve had in a very many years, and mostly because of the non-stop pestering of those vile gnats.
I already had a mid-morning showing of my new listing over at 422 S. Tennessee Place, and from the sounds of it, the buyer’s very interested in it, but I had to almost insist I get a pre-approval letter from a lender before I’d be willing to write an offer on it. I did make the assurance that it’s becoming almost a ‘must’ with the bulk of our Realtors, which stands to reason because being in this short-inventory market, we have to be all the more certain about the ability of a given buyer to get financed.
There were a number of little duties I had to get accomplished today, and to my delight, I was able to have everything that was on my plate taken care of. Last night was one of those evenings where there were requests coming in from various people, which is why I was all the more on a burn to satisfy, and especially coming from a dear friend of mine who was in the state of need.
As I was coming back from an appointment out of the city and driving south on N. Federal towards that turnoff near Fareway which is the entrance to our ‘historic’ district, a woman who was driving in the right lane about a half-car ahead of me, suddenly started turning into my lane, just so she could get onto that stretch of N. Federal. Oh my gosh! I slammed on my brakes so hard, I was likely making rubber marks on the pavement. Thank goodness my vehicle can stop quickly without getting out of control, and managing to stop before I hit her. You can be sure I laid on my horn, and wouldn’t you know, she just kept driving like nothing at all had just happened. I still shake my head in wonder over not hitting her. There’s no doubt she wasn’t paying close attention to her driving, and most likely on the phone or texting.
A local business person stopped by this afternoon to have a nice chat about the happenings in our downtown, the political scene, along with the recent news regarding the building of that extended-stay hotel which according to what I’ve heard, will not include a convention area. Neither one of us will be surprised if Kinseth gets involved in doing something with that decrepit mall which has become our landmark eye-sore. Why in the world are they even thinking about resurrecting that dinosaur? I’ve heard more than once where it is now a place where ‘transactions’ are taking place between that group of people nobody wants to talk about.
The highlight of my day, was getting my new listing posted everywhere which is located at 408 N. Jackson, and if you’re not sure where it is, the home is located about three blocks straight north of the West Park tennis courts, and happens to be the first home past the park on the west side of the street.

Yes, there’s more than meets at 408 N. Jackson because from the time the current owner purchased it about three years ago, there’ve been many big ticket updates done on it. I was not surprised to find that home’s average gas and electric bill is a super-low $88.00, and if you don’t believe me, check for yourselves.
There’s no question 408 N. Jackson would be a great winter project which would offer a fabulous up-side potential. It’s assessed at over $90K, and considering what little a person can buy for under a $100K in this town, and after taking account its square footage, quality of construction, huge double garage, big-ticket updates, double-sized lot, and conveniently located near West Park, the hospital and a short walk to our downtown, after it would get finished-up, I’m sure it would sell for well over $125K. So there you are, a perfect diamond in the rough.
