Outside of having to get some personally delivered bills paid, along with sending several others out in the mail, I was pretty much confined to office most of the morning. Much of that time was spent getting rid of a stack of real estate-related printouts which equaled likely a ream of paper, and most of it was the number of copies I ran of handouts I’d given prospective buyers. I finally stopped counting the number of homes I’d shown to one particular buyer I’ve been working with for months on end, and in spite of having written countless offers, we’ve always been out-bid by other buyers who were working with my competitors. These bidding wars have got to stop because it’s placing a very bad light on our profession. No doubt there’ve been many stories passed around since the pandemic arrived which are filled with half-truths. Regardless what’s being said, I can definitely say there’s not been one Realtor who forced any given buyer to go into a bidding war with others. I’m personally very much like my buyer who’ll simply walk away if a bidding war is triggered.
One of the homes I was supposed to show this afternoon which was just listed yesterday morning, ended up getting sold last night, and likely for asking price, so that one was shot out of the water before we even had a chance to look at it. In spite of my wanting to share a little history about that particular home, my buyer didn’t even want to hear it because of the disappointment over not even having a chance to look at it today. I know I’m sounding like a broken record when saying to them, “The right one will come along.”
With some free time available early this afternoon, I went and picked up a load of boxes filled with things we thought would be useful to someone, and delivered them to one of our many charitable organizations. The person who met me there, was the same contact person I had bach when I was helping another family get their mother’s home readied for sale. While having a nice chat, I just happened to notice at a distance, a person belonging to a family I’ve known since I was very young, and not long after hearing some not-so-kind things being told about me by several of them, I’ve learned to steer clear of having anything to do with them because of their absolute tribal mentalities. They may think they’re sitting pretty high and mighty, but there’ll come a time when their crystal palaces will begin to crack and crumble. Any time I encounter those who believe their immediate ‘families’ are the begin all and end all, that’s when I back far and away. It didn’t take me long to discover who the main promoter of that tribal mentality is, and for sure, he’s forevermore a persona non gratis in my book. Oh, and they all act as if they haven’t a ‘pot’, but I definitely know better. When thinking about their lineage, I dare say they’re another classic example of morphic resonance. Poor things.
If I have some additional time available tomorrow, I’ll be picking up those remaining boxes and making my last delivery, so hopefully much of it will be a win/win for both that non-profit and those who’re looking for something to add to their growing collections of ‘stuff’.
After I returned to office, I headed over to the courthouse to do some additional research on the home I’ve been helping to get prepped for sale, and of course I had to go back down into the ‘dungeon’ to get the information I needed, and luckily I found more than I was expecting which will likely help in getting it sold to the right buyer. Our City Assessor’s Office has the wrong year built for it which states that it’s nearly twenty years older than it actually is, so I’ll have to call over and have them change that information, along with a few other errors I’d found in their online records of the home. Like I’ve said for many years, an informed buyer is a good buyer. Oh, and I also noticed yesterday, a home being listed by them which shows it’s over thirty years newer than it is. Too bad they didn’t do a personal inspection of the home and notice the rough-sawn floor joists, or possibly go to a 1920’s City Directory and find there was someone living at that address at the time. So much for the so-called correct information we’re being supplied with by those online websites. If the opportunity should arise, I’ll be questioning one or two of the old members of a particular church here in town regarding that home. It’ll definitely be an eye-opener for them.
Both of my late afternoon showings ended up being ‘fly-overs’, which I pretty much knew they would be, and only because I have a pretty darned good idea what my buyers are looking for, so the search continues on. Gosh, I sure wish I had a seller call me to list their home which would fit their criteria, just so I can finally get them settled.
Since I’ve been out and about in all districts of our town these past weeks, I can definitely say I’ve never seen so many scruffy-looking yards. I swear our general public is growing all the more indifferent towards keeping the exterior appearances of their homes looking presentable. It’s definitely a confirmation of how priorities have changed these recent years.
