Put Their Knives And Forks Down

Another beautiful day in May arrived with cloudless skies, pleasing temps and cooling breezes. It came as no surprise when noticing how fast the grass has been growing considering how much rain we’ve been getting, which caused me to take some time out of my busy day to get the grass at the back of my office mowed with my vintage reel-type mower. Truth be told, using that mower always brings back fond memories from long ago.

Another paying-it-forward came this morning when having to help a client in need, by getting a contractor rounded-up to replace a solid-core exterior door, and fortunately I found one who could get the work done for a fair price. Since that replacement was something that had to be done before it gets listed, I figured it best to be as helpful as possible.

After giving some additional thought to those ‘edibles’ I dropped off over at St. Paul Lutheran Church yesterday, I made an executive decision to take extras over there, just in case they’d run short and have to call me for what I’d held back. So as of this morning, everything I created, will be over there, so let’s get the word out for buyers wanting some really good stuff. One little hint I’ll give you, is it being something you can add to many things which would then enhance whatever’s being eaten. I personally think it’s something one would always like to have on hand.

I received a call today from a gentleman who’s getting really close to listing his home, so hopefully I’ll be getting a call tomorrow to go over and get it on the market. It’ll be in a lower price bracket which many of our first-time buyers are desperately wanting, so let’s hope an investor doesn’t get it bought before they have a chance at it.

Another one of my sellers is hell-bent on not wanting an investor to purchase his home, and about all I could say was, “If you have an asking price cash offer with no contingencies, you may have to swallow hard and accept it, and only because you may otherwise find yourself in a pickle.” Yes, we’d always like to see the perfect match-ups, but there really isn’t a perfect world out there.

I had to run over to Clear Lake for a continuing education class which was all about these new real estate laws which’ll be taking effect the first of July, and in spite of there being many questions answered, there were all the more created. There’s no doubt we’ll be seeing some noticeable changes in our real estate industry, and especially with the added forms which must be signed by any and all buyers we’ll be working with. After carefully reading their proposed buyer’s contract that must be signed before we can show any given home that’s on the market, I dare say there’ll be some who’ll resist, because if I were a given buyer in today’s market, I’m not so sure I’d be signing one of them unless I was completely comfortable with that particular buyer’s agent. The people giving that class, we’re admitting there’ll likely be some future changes made to those contracts. Without a doubt, I’m exceptionally glad to have built a solid foundation of clients over these years, because these Realtor ‘newbies’ are likely going to be struggling.

Before and after the class was over, I did have an opportunity to visit with some of the Clear Lake agents I worked with over the years, but there were several who gave me that ‘Why are you here?’ look which I didn’t appreciate in the least. If I didn’t have a few hard and fast standards, I’d do the same to them the next time they’re in my pond. One particular sourpuss had gained so much weight, I almost didn’t recognize the face. Some people really need to learn when it’s time to put their knives an forks down, and back away from their tables. Ouch!

On a final note, please put some good wishes out into the universe which will help me get the two units I have listed over at Prairie Place on 1st sold. Yes, we’ve had good activity on both of them, but no offers. If only the seniors in North Iowa only knew how much better their lives would be if they lived there. To this day, I’ve never heard one of them complain about their living arrangements, or wishing they’d not purchased, so say a little prayer I’ll get those units sold soon.
