2820 - 16th St. SW-2I’m revisiting my favorite lower priced listing again. Each time I show it to a prospective buyer, I see more and more possibilities. It reminds me of a charming weekend cottage you would find in the woods, on a lake, or on the banks of a river. The second floor bedroom is quite large and what I would do in time, is add a second 3/4 bath which would create a master bedroom suite. Another thing I would do is remove several short walls that separate the living room from the kitchen and create an open kitchen/dining/living area. Since the home is located in a more secluded area on the edge of the city, I would make the yard even more private by building a privacy fence along the west and north property lines. One of the reasons the home hasn’t sold is because it doesn’t have a garage. The yard is large enough to build a 2 stall detached garage and still have lawn area. A real plus for a young energetic buyer is that all the mechanicals are updated so he or she would only have to focus on making the house a home. Anyone with a long term vision would want to continue to make it more and more comfortable. If the right buyer comes along, which I’m confident of, that person is going to make every neighbor envious of the improvements. Then I will hear from people some years later that I showed it to saying, “I should have, I could have, and I would have.” I have more listings that I feel similarly about but this one has the spotlight today.
