It was an early up and out for me, and only because I had some personal duties to get accomplished before my mid-morning appointment arrived, and with Spring having arrived, I’m finding more time sensitive things needing to be done outdoors.
I did manage to get back to office in just enough time to prepare myself for a couple who’d called yesterday wanting to schedule a time this morning to come to office and have an offer written on a home they looked at last week. Truth be told, I didn’t even bother texting the listing agent to see if it was still available because that particular type of home isn’t what the bulk of today’s buyers would even consider purchasing.
With them being first time buyers, I ended up spending a good hour explaining away the whole process of buying a home, as well as going thru the steps from the time an offer is accepted, to the day of closing. Fortunately they came to understand the whole process by the time I finished with my lecture which I long ago canned as being ‘Home Buying 101’.
Once all the docs were signed and initialed, I proceeded to scan and then email them to the listing agent, which was follow-up with a text saying “I just now emailed an offer to you.” It was over six hours ago since it was received and presented, but still no response, so we’ll see what tomorrow brings.
The bulk of my afternoon was spent working on that project I agreed to offer my assistance which I soon discovered being more lengthy than I was expecting, but at least I’m making headway. At the rate it’s going, I’m hoping to be able to have it fully completed by the middle of next week. Yes, it was a bit of a challenge at first, but at least I’m growing accustomed to it.
A delightful couple I’ve known for a number of years, stopped by my office for a long-overdue chat this afternoon, and I dare say we touched on just about every subject you could think of from Virginia Creeper to the crazy mindsets of some woman who think money can buy them love. What I truly appreciate about being around them, is having the freedom to speak filterlessly, and not have to worry about saying something inappropriate. I dare say their arrival ended up being the highlight of my day.
One of the buying couples I’ve been working with on and off, sent me a text asking if I’d have time to show them a home tomorrow, and since I didn’t have anything planned, I went ahead and scheduled it for them, so at least I’ll be working real estate for a short period of time tomorrow.
I received two drastic price reductions yesterday on several commercial properties I have listed, and the first one being the old Interstate Power building located at 22 – 2nd NW which was reduced from $995K to $499K, which I believe is one heck of a drop which should definitely spur some additional interest. Without a doubt, that building is a classic example of the enduring quality you’d find with buildings built during our country’s ‘Golden Age’.
The second drastic reduction was on the building located on the ‘courtyard’ of our mall with the address of 16 S. Federal which was reduced from $199K to $99K. Yes, getting that priced halved should definitely bring some buyers around. What I believe to be the real selling point of that building, is the fact that it’s been prepped for a new interior build-out, and believe me, that structure has far more square footage than one would ever imagine, and only because it stretches all the way to the parking lot of our Historic Park Inn Hotel, so please put the word out on these drastic price reductions, and by the way, tonight’s slide-show are the exterior shots of them.
