Another beautiful morning unfolded which I took great advantage of by getting some outdoor things done before the temps started rising. One thing I’m exceptionally glad for, was my having restored the original transom windows which are stationed above the front and rear doors of my office. For several years I used to have both of them open whenever the temps were pleasant, but I soon found out that the street noise from North Federal was far too annoying while on the phone, but this year I decided to just open the back transom which has been serving its purpose well. I found it much better to have fresh air filtering in over the cooler hours, and then closing them when it started getting hot. We must all remember the use of screened transoms were the things that would help keep fresh air filtering into late 1800’s storefronts. Like the old saying goes, ‘Necessity is the mother of invention.’
I was busy with my first of the month accounting and banking, along with running various errands around the city. I even had time to get my reel mower out and mow the back of my office, so now it’s looking quite respectable back there. I’ve been very much on a burn to keep all the weeds sprayed, and especially since I’ve noticed a very many business owners now having their sidewalks and parking lots looking like I’ve never seen before. I’m surprised they’re not being notified of those trip-hazards by our city, because a number of years ago, business owners used to either get notified by mail, or there’d be someone from a City Department calling.
I read on MarketWatch just yesterday that Iowa is now the number one retirement State, which after reading it, resurrected those thoughts I put to print more than once regarding how much more growth our city would have if the powers that be would focus more on attracting out of State seniors. Oh darn, I keep forgetting I’m a native which means I have no brain power. I may sound like I’m being harsh, but if you only knew how many times I’ve either soulfully made suggestions, or criticized something obviously wrong in the whole scheme of it all, you’d understand. Not too many years ago, while in conversation with a person from out East, had the audacity to insist that very few if any people with remarkable intelligence, live west of the Mississippi. That idiotic remark wasn’t even worth challenging because you really can’t fix stupid, can you?
Once my half hour lunch break was over, I packed up my listing folio and headed off in the direction of the acreage I was to get listed, and when I arrived, the seller was just finishing up on some exterior improvements, and once finished, he proceeded to show me what they’d done since I was there last. Wow, what an improvement!
As most Realtors know, getting an acreage listed takes at least twice as long as a town property, and you can bet I was taking many notes, just so I’d be able to answer any and all future questions buyers will have. With that said, I proudly announce the curtain is now rising on 3084 Youngblood Ave., Dows, Iowa.
First and foremost, it’s conveniently located to where it’s a 20 minute drive to Clarion, Belmond, Hampton, Iowa Falls and Eagle Grove, which are good-sized shopping communities. The homesite is located on 5.81 net acres which is more than enough land to have animals and several victory gardens.
The home is a newer ranch which has 2,184 square feet of living area on the main floor, and an additional 1,248 square feet in the lower level which could easily be tricked out by adding a rec room, several bedrooms and a 3/4 bath. The open concept floor plan is right up the alley of what today’s buyers are looking for, and once I measured all the rooms, I discovered there wasn’t even one a person could ever imagine being small. Even the main floor laundry room is double the normal size.
There’ve been a number of recent updates which are quite visible, along with a brand new furnace, recently updated septic system, another building having been built and the list goes on. The attached garage has just a double overhead, but there’s room to add another single overhead because the garage measures 24 x 32 which is the size of a three-stall.
Another ‘wow’ I had, was when I walked thru those three giant building which have concrete floors and two of them having water hydrants in them, so if anyone is into storage or wanting to create a home-based business, there’s more than enough room. As you can see in the photos, the owner has horses, sheep and chickens, and still enough room for more animals. Truth be told, I couldn’t find one negative about it, which is why we have it priced at $375,000.00, and since I’d already done my research on recent sales in bothWright and Franklin Counties, there’s no question it’s well within those ranges. While driving back to the city, I was doing a little mental estimating on just the cost of building those monster buildings, and I can assure you, you’d likely have to spend the asking price to have them built. By the way, the three big buildings measure as follows: 60′ x 120′, 54′ x 90′, 40′ x 80′, and the nearly new horse shed is 30′ x 40′.

Now please, if you know anyone looking for a fabulous country home with a monster attached garage, along with those super-sized buildings, do put the word out because I’m not expecting this acreage to stay on the market very long.
